Athens is not metro Atlanta — and the roofing market reflects that. Athens-Clarke County has been a consolidated city-county government since 1990 (the second in Georgia, after Columbus-Muscogee). The 2020 census put the population at 127,315, with Clarke County itself being the smallest county in Georgia by area at 121 square miles. The city is anchored by the University of Georgia (founded 1785, the oldest state-chartered university in the United States), which shapes the housing market in ways most North Georgia cities don't share.
Athens housing breaks roughly into three submarkets: established in-town historic neighborhoods near the UGA campus and the Five Points/Boulevard areas; rental-heavy properties within walking distance of campus; and 1990s–2010s suburban subdivisions on the city's edges. Median home values run around $347,100 (2024 ACS estimate). Many of the historic homes are 80+ years old with multiple roof replacements in their history — flashing failures and decking damage are common discoveries during tear-off.
