Flowery Branch is a Hall County city of about 9,391 (2020 census, 14,000 estimated by mid-2020s) on the southern shores of Lake Lanier — about 45 miles from Atlanta and 12 miles from Gainesville. The city was incorporated in 1903 as a railroad town (the name comes from the Cherokee word 'Anaguluskee' meaning 'flowers on the branch'). Today it's best known for two things: the Atlanta Falcons' training facility (located there since 2005) and the Sterling on the Lake master-planned community.
Flowery Branch housing breaks roughly into three submarkets: the historic Main Street/Old Town district with restored older homes; Sterling on the Lake and other master-planned subdivisions (Sterling alone has ~2,255 residents with median home values around $565,000 and a 2002 median construction year); and lakefront/lake-adjacent properties with custom builds. Many homes here are now hitting their first major roof-replacement cycle as the 2000s construction boom ages out.
