Alpharetta isn't one roofing market — it's three. Windward and the master-planned communities east of Georgia 400 are dominated by 1990s-era homes built when Mobil Land Development carved up the original 3,400-acre tract. Downtown Alpharetta and the Avalon/City Center area features renovated historic homes mixed with newer infill. And the broader Alpharetta tech corridor — North Point area, Westside, Kimball Bridge — features 2000s and 2010s subdivisions of varying quality.
Each segment has different roof issues. Windward's 1990s-built homes are now well past 25 years and hitting their second replacement cycle for many. Downtown Alpharetta's older homes often have steep pitches with original cedar shake replaced over the years with low-grade asphalt that's failed prematurely. Newer Alpharetta builds typically have first-cycle wear and storm-damage claims rather than age-driven replacement.
