Cumming is the county seat of Forsyth County and the commercial center for one of Georgia's wealthiest and fastest-growing counties. The city itself has about 7,300 residents, but the Cumming area — including Vickery, Halcyon, the I-85/GA-400 corridor, and unincorporated Forsyth — covers a much larger market. Most homes here were built between 2000 and 2015, which means we're seeing a wave of first-cycle roof replacements as those builder-grade architectural shingles reach the 18–22 year window.
Cumming's housing stock is unusually consistent — most subdivisions are larger master-planned developments (Vickery, Hampton Park, Polo Fields) with relatively similar home sizes and architectural styles. Median home values run high — Vickery's median is around $545,000 — and HOAs are active throughout the area.
