Duluth is a Gwinnett County city about 25-30 miles northeast of downtown Atlanta, with a 2020 census population of 31,873 (~33,800 estimated by 2025). The city has unusual demographics for our service area: 53% of residents hold bachelor's degrees (compared to 39% for Gwinnett overall), nearly 30% are foreign-born, and Duluth has one of the largest Korean-American communities in the southeast. Duluth's housing is diverse: revitalized historic downtown with restored older homes, upscale subdivisions like Sugarloaf Country Club (which hosted the AT&T Classic 1997-2008) and Sweet Bottom Plantation (former Georgia Governor George Busbee's home), and newer townhome and infill developments. Gas South Arena (formerly Infinite Energy Center), the AGCO global headquarters, and Northside Hospital Duluth are key Duluth institutions.
